The Luxembourg office market outperforms despite difficult conditions
- While most European markets recorded a significant downturn in take-up, Luxembourg outperforms thanks to large size transactions as well as the accounting of prelettings or presales of projects.
- Vacancy is downward oriented, and should remain low because of the limited flow of future speculative projects.
- Prime rents are stable for now but we recorded upward pressures among others in Cloche d’Or.
- Investors remain optimistic against prime offices, though they are more cautious against second hand assets having vacancy.
- No change in prime yields for now, but the second half of the year could be characterised by yield compression.
